Make-ready between tenants
Rental turnover cleaning is the make-ready step between a tenant handing back the keys and the next lease starting. We work for property managers with many doors and for owners with one basement apartment, and the job is the same either way: get the unit ready to show, photograph and hand over. Our family business has been doing this work in Utah County since 2011.
Real work
RealThe same people clean your units each time, so a make-ready in your fourth property looks like the one in your first.

Tell us when the old tenant is out and when the new one moves in, and we plan the clean around your painters and repairs.

We use a key, door code or lockbox, clean the empty unit and lock up behind us.
RealWe carry general liability, workers' compensation and commercial auto insurance, and we're bonded. Worth knowing before you send any vendor into a unit.

How it works
Address, size, the date the old tenant leaves and the date the next one gets the keys. If you manage several properties, send the list.
Before the first job we look at the unit in person for a free estimate, so the quote reflects its real condition.
We come in once painting, repairs and flooring work are done, so nobody pays for a second cleaning.
We lock up and tell you it's done. If anything isn't right at your walk-through, tell us within 24 hours and we return to fix it free.
Good to know
Real workA rental that's been lived in for a year or more collects things most tenants never get to: grease on the range hood, soap scum in the tub, dust on top of door frames, hair under the bathroom vanity. When someone tours the unit, those are the first things they notice. A make-ready clean wipes all of that away so the unit is judged on its layout and location, not on the last tenant's habits.
It also protects the property. Grease and hard water that sit for years get harder to remove every time. Clean turnovers keep fixtures and finishes in better shape for longer, which adds up when the same unit changes hands every year or two.
Inside the oven, fridge and cabinets are add-ons with us, and in an empty unit they're usually worth adding. We'll go over that at the estimate.
Real workProperty managers need a vendor who shows up on the booked date and doesn't need hand-holding. You send the unit and the dates, we confirm, and the same crew handles your properties each time. Over time they learn your standards: how you like blinds left, whether the fridge door stays propped open, which lockbox goes with which door.
Rentals near BYU and UVU tend to turn over at the end of the semester, mainly late April and August, and a lot of units empty in the same week. If you know your dates early, send them early. We work Monday through Saturday and don't take same-day jobs, so a busy August is much easier to plan in June.
We're bilingual in English and Spanish, and we take checks, cards, Zelle and other common payment methods, which keeps billing simple for a management office or a single owner.
Real workThe order of work matters more than people expect. Painting, drywall patches, new flooring and appliance repairs all leave dust, drips and footprints. If we clean first and the painter comes after, the unit needs cleaning again. Book us as the last trade before the walk-through or the listing photos.
Keep the utilities on. We need running water and power to clean, and good light to see what we're doing, especially in basement units. Have anything the old tenant left behind removed, because we don't haul furniture or junk. And tell us the unit's condition when you book: a place that was lived in carefully and one that wasn't are very different jobs. If you're not sure, a few phone photos sent by text help us plan the right amount of time.

FAQ
A tenant books a move-out clean to leave the unit in good shape on the way out. Rental turnover cleaning is booked by the owner or manager to get the unit ready for the next person. The work is similar, but the schedule, the access and who we answer to are different.
RealYes, as add-ons. Inside the oven, inside the fridge and inside cabinets and drawers are quoted separately from the base clean. We'll go over them at the estimate so you only pay for what the unit needs.
RealUsually, as long as the dusty work is done. A small repair or a paint touch-up in another room is fine. Sanding, drywall or flooring at the same time means we'd be cleaning dust that's still falling.
RealNo. Turnover units are usually empty, so we work with a key, door code or lockbox. Tell us how to get in and where to leave the key, and we take it from there.
RealPlease have it removed before we come. We clean the unit, but we don't haul furniture, mattresses or piles of junk. A clear unit also lets us reach every floor edge and closet corner.
RealYes. Send the list with addresses and dates, and we'll set up the schedule and tell you if any dates need to move. Our crew is two to five people, so depending on the size of the units, we can sometimes cover more than one in a day.
